Why Use A Real Estate Agent (REALTOR®)?
Should you do For Sale by Owner (FSBO)?
80% of Sellers use the services of a real estate agent (REALTOR®) to list and sell their condo/house. However, 20% will try to do a For Sale by Owner (FSBO) - should you?
I think that if you have the time, patience and real estate transaction experience – possibly. You must have the time for marketing the home, showings and follow up to make sure the deal goes through smoothly. But it’s harder work than most realize. According to statistics, 80% of people who do try FSBO will eventually list with a REALTOR®.
I think part of the reason people are compelled to sell FSBO is the perception that REALTORS® just list your condo/house on the MLS®, print a few flyers and that’s it. However, a good professional will do so much more than that. From helping you accurately price your condo/house, being available day or night to answer your questions and those of potential Buyers, representing your interest in negotiations, to making sure you get the right Buyer who can actually close the deal – there’s a lot of work a professional Realtor performs if they are doing their jobs correctly.
One of the most complex and significant financial events in peoples’ lives is the purchase or sale of a home or investment property. Because of this complexity and significance, people typically seek the help of real estate agents when buying or selling real estate.
Here is a briefing of what a REALTOR® could do for you:
1. Help you accurately decide on a fair asking price for your condo/house 2. Market your condo/house 3. Take other REALTORS® and potential buyers on tours of your condo/house 4. Make sure your condo/house has all the required inspections done 5. Host open houses at your condo/house and handle all the details 6. Handle all aspects of negotiations 7. Ensure all i's are dotted and t’s crossed with regard to contracts 8. Introduce Buyers and Sellers to professionals to help close the deal
Since a real estate agent does all of that work, why would anyone try FSBO?
If you really don't want all the hassle of selling your condo/house, you should stick to using a real estate agent. Moreover, one of the most complex and significant financial events in peoples’ lives is the purchase or sale of a home or investment property. Because of this complexity and significance, people typically seek the help of real estate agents when buying or selling real estate.
